STRA Incentive Scheme Extended – $10,000 for Property Owners


The Short-Term Rental Accommodation (STRA) Incentive Scheme supports property owners in WA, Christmas Island, and Cocos (Keeling) Islands to move un-hosted short-term rental properties into the long-term rental market for at least 12 months.

What you need to know

  • Applies to houses, units, or apartments rented short-term, e.g., via Airbnb.

  • Property must have been an un-hosted short-term rental between 20 May 2025 – 30 June 2025.

  • Applications close 28 February 2026, or until funds run out.

Am I eligible?

Yes, if you:

  • Own a single, self-contained property for the full STRA period.

  • Transition it to a 12-month long-term tenancy by 28 February 2026.

  • Charge rent at or below the scheme’s maximum for your area.

  • Have an Australian bank account.

Not eligible if:

  • You do not own the property or only rent part of it.

  • It had a long-term tenant during the STRA period.

  • You received prior STRA or Vacant Property Incentive payments for the property.

Incentive payments

  • $4,000 when your application is approved.

  • $6,000 once the tenancy reaches 12 months.
